Service Description

Free Inspection & Punch List Report No Pressure. No Obligation. Just Clarity. This appointment is a free property inspection focused on identifying issues, risks, and opportunities throughout your home or property. Our goal is to provide you with a clear, prioritized punch list—not a sales pitch. During the visit, we will: -Walk the property and visually inspect key areas -Identify safety, moisture, and preventative maintenance concerns -Note deferred repairs, aging systems, and minor structural or seal issues -Document findings with photos and plain-language explanations After the inspection, you’ll receive a written punch list report that clearly outlines: 1. What matters now 2. What can wait 3. How to plan next steps if and when you’re ready There is no obligation to move forward with repairs or services. This visit is purely about clarity and informed decision-making. Time required: Approximately 30 minutes to 1 hour Who this is for: Homeowners, landlords, investors, and small commercial property owners What it is not: A high-pressure estimate or sales visit If you have specific concerns you’d like us to pay attention to, you’re welcome to share them when booking or during the inspection.


Cancellation Policy

Free Inspection & Punch List Report Purpose of the Inspection This complimentary inspection is a clarity-first assessment, not a sales visit. Its purpose is to provide a clear, prioritized punch list identifying safety, maintenance, and repair considerations. There is no obligation to proceed with repairs, services, or programs following the inspection. Scheduling & Availability Appointments are scheduled on a first-come, first-served basis. Availability is limited to ensure proper attention, and the typical inspection time is approximately 30 minutes. Cancellations, Same-Day Changes & No-Shows We request at least 24 hours’ notice for cancellations or rescheduling. Same-day cancellations or no-shows limit our ability to serve other clients. SPS Midwest reserves the right to limit future complimentary inspections or require a paid inspection or deposit for repeated occurrences. Late Arrival Policy Clients should be available at the scheduled appointment time. Arrivals more than 10 minutes late may result in a shortened or rescheduled inspection. If the delay prevents completion, a partial inspection may be completed or the visit rescheduled based on availability. Weather & Safety Conditions Inspections are subject to weather and site safety conditions. Inclement weather may limit access or visibility. SPS Midwest may reschedule or complete a partial inspection if conditions are unsafe. Safety always takes priority. Scope of the Free Inspection The inspection includes a visual walk-through of accessible areas, identification of safety, moisture, maintenance, and repair-related concerns, photo documentation, and a prioritized punch list. It does not include invasive testing, code compliance certification, detailed trade diagnostics, or repair estimates unless requested separately. Time & Access Considerations The inspection is designed to fit within the scheduled time. If significant additional effort or extended evaluation is required, this may fall outside the free scope. Any additional time or services will be discussed in advance and are subject to client approval.
